ROOMMATES— HOUSING
Dear Ladies and Gentlemen,
The following few pages articulate the rules of living together with your new roommates in the assigned apartments. Roommates work collectively to respect each other’s rights and needs. As well as follow the guidelines provided by Frenchman Creek’s Housing Agreement.
Good roommate relations are the foundation of positive community development in Frenchman’s Creek Housing.
While it’s not necessary to be best friends or share every single aspect of your life with your roommate, it is essential that roommates respect each other’s rights. As you can probably imagine, developing a healthy and positive roommate relationship doesn’t happen overnight; it’s a continuous process, and involves genuine effort of all parties. If employees do not adhere to the housing agreement, they will be asked to vacate our housing and secure their own housing, or they could be dropped from the program and sent home early.
APARTMENT LOCK OUTS: If your room key is misplace your key, Woodbine will charge you $50 on weekdays to open your apartments (and $75 on weeknights and weekends). So please keep your keys safe and with you at all times and contact HR immediately for any concern. ____________________________________ B ED BUGS: Bed bugs are a serious issue. Therefore, it is upmost serious to maintain the hygiene and cleanliness of the apartments that we have provided to you. Wash your sheets weekly in hot water and do not leave open foods laying around in your rooms/apartments . This can attract ants and unwanted pests.
Making the most of your individuality within our diverse residence community:
• Respect the rights of others at all times, including their right to study, rest, and have privacy. • Talk to people, not about people. • Show genuine interest and open-mindedness in exploring beliefs, styles, customs, behaviors, and experiences that differ from your own. • Leave time to get involved in a few house, residence, or workplace activities and be aware of what is going on in your environment.

Frenchman’s Creek will be providing shared housing in fully furnished apartments. If you choose to reside in company housing you are obligated to respect the housing rules and regulations. Loud noise, loud music, littering, house parties, abusing pool and gym privileges is not permitted. All socializing must be conducted away from the housing premises. Weekly and random inspections will take place to ensure proper cleanliness is maintained. You are required to clean your apartment on a weekly basis. Failure to comply with the housing policy may result in negative charges to your housing refund or paycheck. If Frenchman’s Creek deems additional professional cleaning and damage repair is needed it will be scheduled then charged back, to you as your expense. We understand the complexity of living with roommates. Disagreements between people are sometimes unavoidable, especially in a roommate situation where people live together and interact on a daily basis. Conflicts usually occur when changes are needed and when behaviors, thought and feelings need to be re-examined. Don’t be afraid to talk with your roommates about what’s bothering you. If you know how to deal with conflict positively and productively, all involved can benefit from the situation. 1. Get everyone involved in the conflict together. 2. Each roommate should take a turn describing his/her perception of the situation, how he/she feels about it and what he/ she wants. 3. Together, come to an agreement on what the issue is. 4. Everyone should be willing to compromise something to come up with a solution. 5. Together, describe a situation that would be a compromise. 6. Come to an agreement on the described situation. 7. Talk about what changes will be needed to bring about the acceptable situation. 8. Together, make a plan of action that will help achieve the desired resolution and set a time frame for these changes. 9. Make a commitment to make the necessary changes and stick to the timeframe. 10. Set a future date to evaluate the situation and to re-negotiate any differences if necessary. These steps sound very simple, but to make them work you should stay positive and flexible. The key to successful dispute resolution is effective communication. To resolve conflict, communicate with each other on a one-to-one equal basis and avoid behavior that will break down communication. Remember, start early and try to be open minded and understanding. It will make your program experience, as well as those of your roommates, manageable and memorable. If you try these techniques but are still experiencing conflict in your apartment, please contact HR: Dellesa ( 561.273.2673), Malvika (561.273.2672) or Mireille (561.868.6373) Ten Steps to Resolve Conflicts:

ROOMMATES

8
Let this information/agreement serve as a FIRST NOTICE of the guidelines for the community you will be living in. 2nd Warning: If Frenchman’s Creek should receive a notice from the leasing office regarding noise complaints, garbage, unacceptable behavior, etc., all the roommates will be notified and this will be your 2nd warning. 3rd and Final Warning: If Frenchman’s Creek receives a 2nd call from the leasing office regarding noise complaints, garbage, unacceptable behavior, etc. , you may be asked to vacate our housing and secure your own housing and transportation or you may be dropped from the program and must return home.

Hurricane Preparation: 1. Take care of your family and property. 2. Take care of your work place and come in after the storm as soon as safe and possible. 3. If you are on medication make sure you do not run out for a few days. 4. For trainees. You will be staying at FCCC during the storm. (see Hurricane Preparation for Employee Housing) 5. Have all your important paperwork in sealed plastic bags in a save place or with you. 6. Try to park your cars early in a save garage spot. 7. Have some extra cash incase banks or money machines are down for a few days. 8. Trainees, call your family back home before the power and the telephones go down. You might not be able to contact them for a few days after the storm. Have extra phone cards. Before you come to the clubhouse take care of this at your home: • Turn your refrigerator and freezer to the coldest settings. • Unplug your television, clocks, etc. • Use or dispense any food items that can go bad if the electric is out for a couple of days. • Do all you laundry. • If on ground floor, pick up any loose items off the ground, pick up bed linens from the floor (if it floods sheets that are touching the floor will absorb water and will cause the mattress to become wet). • Remove any items from outside balconies or patios (patio furniture, ash trays, etc…). • Charge your cell phone batteries. • Take photos of your personal property. • Place all your personal items in closets. Bring with you for your stay at the club during the storm: • Pack personal items (medications, tooth brush, tooth paste, toiletries, change of clothing, pillows, blankets, etc.). • Bring your cell phone with extra batteries (charged). • Bring your passport, visa, DS2019, social security card, insurance policies, birth certificates. (place in a plastic bag, sealed with your name on it) Make copies of all forms and keep in two different locations. • If you have a car – fill the gas take up prior to the storm – as there may not be gas stations open after the storm. • Inform family where you will be staying and inform them, that because of weather, they may not be able to reach you until after the storm has passed. • Bring a battery operated radio/TV and extra batteries. • Leave massage with telephone number where you can be reached. Proper maintenance and operation will extend the life of your garbage disposal and prevent plumbing and drain mishaps.
Garbage Disposal
Good Practices Today Can Prevent Major Plumbing and Drain Problems Tomorrow! It’s a great appliance that makes household duties less demanding. But if not operated or maintained properly, a garbage disposal can easily break down, block and clog the drains and cause a long list of expensive plumbing and drain nightmares. Most garbage disposal troubles are completely unnecessary, and garbage disposal care and maintenance is extremely easy. Treat your garbage disposal well, and it will treat you well, in return. Below, we describe the mistakes you should avoid and the actions you should take in order to keep your garbage disposal working smoothly for many years and minimize the likelihood that you’ll need to call for plumbing or drain cleaning services.
Keeping Your Garbage Disposal Running Problem-Free Ice is an extremely effective and inexpensive method for cleaning your garbage disposal, sharpening the blades and breaking up any grease build-up which has accumulated. Just toss a few ice cubes into the garbage disposal and run it. As the garbage disposal chops into the ice cubes, the ice chips will effectively scour all the hard to reach areas of the unit, and melt down the drain. Try this once or twice a month to keep your garbage disposal in fine working order. To Remove or Prevent Nasty Garbage Disposal Smells Here are some natural methods to clean your garbage disposal that are good for the environment and very inexpensive. • Periodically, take a lemon or orange and toss it into the disposal. The oils and juice from the fruits and peels naturally clean the walls inside the garbage disposal and create a fresh, long-lasting scent. • Freeze vinegar in ice cube trays and run those down the disposal. This will keep your blades sharp while safely killing odor-causing bacteria. • For stubborn odors pour baking soda into the drain and let it set for several hours before running the water and garbage disposal. Do grind certain hard materials such as egg shells, small fruit pits, etc. A scouring action is created by these particles inside the grind chamber that cleans the garbage disposal’s walls. • Do grind peelings from citrus fruits such as lemons or oranges to freshen up drain smells. • Do cut large items into smaller pieces. Put them into the garbage disposal one at a time instead of trying to shove a large amount in at once. Tips for Removing Fallen Objects NEVER, EVER insert your unprotected hand into the garbage disposal…unless, of course, you want to lose it! If you must use your hand to remove objects and debris from the garbage disposal, unplug the unit or turn off the appropriate circuit breaker. Always wear safety gloves to protect your hand from the garbage disposal’s sharp blades. There are safer steps in retrieving the fallen objects. First, grab a flashlight and try to find the exact location of the object. Use a pair of extra-long needle nose pliers or an automotive finger gripper (available at most hardware stores) to extract the object from the garbage disposal. In some case, you may be able to use a bent coat-hanger to reach down into the garbage disposal and dislodge and hook the object. Even a pair of chopsticks or crochet needles can work to grab the object. • Do keep your garbage disposal clean. Pour a little dish soap inside and let the garbage disposal run for a minute or so with some cold water after washing dishes. • Do run your garbage disposal regularly. Frequent use prevents rust and corrosion, assures that all parts stay moving and prevents obstructions from accumulating. • Do grind food waste w/ a strong flow of cold water. Why cold water? It will cause any grease or oils that may get into the unit to solidify, so that they can be chopped up before reaching the trap. •
The most important rule of thumb: Don’t Put Anything In The Garbage Disposal That Is Not Biodegradable Food. A garbage disposal is not a trash can; it’s for food scraps only. Non food items can damage both blades and the motor. When in doubt, throw it out! • Don’t grind glass, plastic, metal or even paper. • Don’t grind anything combustible. • Don’t grind cigarette butts • Don’t pour grease, oil or fat into your garbage disposal or drain. Grease will slowly accumulate and impede your garbage disposal’s grinding ability as well as clog drains. • Don’t use hot water when grinding food waste. Hot water will cause grease to liquefy and accumulate, causing drains to clog. • Don’t grind extremely fibrous material like corn husks, celery stalks, onion skins, and artichokes. Fibers from these can tangle and jam the garbage disposal motor and block drains . • Don’t turn off the motor or water until grinding is completed. When grinding is complete, turn off the garbage disposal first. Let water continue to run for at least 15 seconds, flushing out any remaining particles. Then turn off water. • Don’t put too many potato peels down the garbage disposal. The starches in the potatoes will turn into a thick paste and may cause blades to stick. • Don’t put large amounts of food down the garbage disposal. Feed food into the garbage disposal a little at a time with the cold water running; this will help the food scraps flow down freely through the drain pipes and plumbing. • Don’t put expandable foods into your garbage disposal. Foods like pasta and rice expand when you add water in a pot; they do the same thing once inside your pipes or garbage disposal and are the cause of many jams and clogs. • Don’t grind large animal bones (beef, pork etc.). • Avoid putting coffee grounds down the garbage disposal. They won’t harm the garbage disposal and they’ll actually help eliminate odors. However, they can accumulate in drains and pipes, causing clogs. Best to avoid. • Don’t use harsh chemicals like bleach or drain cleaners. They can damage blades and pipes. Borax is a natural sink cleaner and sanitizer that effectively works on odor- causing mold and mildew that accumulates in garbage disposals.
