REAL ESTATE: THE YEAR IN REVIEW

MARKETING ENHANCEMENTS: It has been a busy year in our real estate marketplace as you can see above; with a subsequent 31% decrease in inventory and a 18% average price increase. Frenchman’s inventory decreased 38% average $/SF increased 24% overall. With 22 new members closed or pending already we are very pleased with the sales results this fiscal year.

Your marketing department has done much this fiscal to create more demand for the real estate in the community: Website redesign, a realty site, public relations campaigns to brokers, realtors and high end niche market community organizations; new collateral with a fresh look; e-brochures; targeted brand advertising; and as of late an international campaign with international domains and websites to be launched. Recently we implemented a realty app so that realtors would be able to quickly access our current listings and information on our club. If you would like this app on your iPhone let’s set up a time where we can assist you with this; email Maria Varona at mvarona@frenchmanscreek.com.

Our first movie will be “Harmony” a 2010 Korean movie, which provides for a unique human drama set within the world of female prison. Mun-ok was a musical professor at the university, but is now on death row for committing a crime caused by the abuse of her husband and mother-in-law. In prison she meets a young lady named Jeong-hye who killed her husband because of physical abuse. At the time of her arrest, Jeong-hye was pregnant and the baby was eventually born in prison. Now 18 months later, Jeong-hye’s baby must be given up for adoption. To spend one day with her baby outside of prison, Jeong-hye forms a prison choir group. Mun-ok becomes the conductor for this choir. The inmates and prison officers are soon touched by the music produced by the group.

It’s all About

East meets West Acupuncture treatments by a holistic physician master in acupuncture and oriental medicine are now available at Frenchman's Creek Fitness & Spa Center. Call 622-8300 Ext. 339 today for all details and information on how to book your appointment.

Healthy You Getting fit and losing weight are among the most popular New Year’s resolutions. However, statistics confirm that by February 1st, they are generally abandoned for another eleven months. We can help! As we enter into our busiest part of the season, here are a few helpful hints to make your visit to the Fitness and Spa facilities more enjoyable: Please remind all guests that the Fitness Center is available after before 7am or after 11am am daily December 17 – January 1 and November 1 – April 30 from before 7am or after -10am.  Guests may participate in all land and water classes regardless of the time.  During busier times, please be aware of the 30 minute time limit on all cardiovascular machines.  Drink plenty of fluids before and after your workout.  Make sure you let the fitness staff know if you are not feeling well.  Exercise is one of the most important parts of your wellness plan. It promotes strength and flexibility, helps maintain a healthy body weight, reduces pain and improves overall mobility and quality of life. For our members with osteoarthritis, stretching and strengthening the hip, thigh and knee are key to achieving these goals.  Stretching exercises help preserve or increase the joints’ range of motion. Strengthening exercises make your joints more stable and provide cushioning and support around the joints.  Exercise combined with an aerobic activity, such as walking for 45 minutes daily, provides a basic program for conditioning your lower extremities. An instructor can tell you how many times to do these exercises and for how long each day to get the most benefit. When following an exercise plan, patience and faithfulness are important. It may take some time before you notice an improvement. Don’t give up! The Spa  Remember to arrive 15 minutes prior to all scheduled spa appointments to allow time for you to relax, use the amenities and prepare for your service.  Be sure to book all spa appointments well in advance.  Drink plenty of fluids before and after your treatments. Our state-of-the-art facilities are the best around and they are just moments away from your home. Come and enjoy and make 2014 the year your resolutions become a reality. Fitness Center 

Security

No More Barcodes

The new SIRIT access control transponder system has been in place for a year now and has performed extremely well. The old barcode system, which we continued to run in parallel, will be turned off and removed. We ran the systems in parallel to insure the new transponder system met our standards, before removing it. On Monday, January 27, 2014 the barcode system will be shut down. Therefore, any resident’s vehicles that have not had a new transponder installed on the headlight or inside the windshield, in the last year, will no longer be able to drive through the resident gate. To have a transponder placed on your vehicle please contact Security at 622-7800 and we will come to your home and install one. Vendor Access Please inform any vendor you hire or intend to hire that they are required to get a Frenchman’s Creek ID if they will be on property for more than one (1) day. The ID / background check process is critical to securing our property. Just this month Security denied access to a vendor who was a Registered Sex Offender, a vendor who was a convicted felon for Robbery and another vendor who was listed as a “Career Criminal”. These are not people you want in your home. Please feel free to contact the POA Office should you have any questions about the Frenchman’s Creek ID policy. The ID process fees are as follows: Driver: $35 first time - $30 for renewal Non-Driver: $15 first time - $10 for renewal Domestic Staff: $15 first time - $10 for renewal ID Office open days & times Monday thru Friday from 7:30am to 9:30am Tuesday & Thursday from 2:30pm to 4pm Location ½ mile South of Donald Ross Road on Alt. A1A inside the Golf Maintenance Gate on the East side of the road.

ROAD SAFETY ENFORCEMENT One of the most prevalent complaints received by security and the POA is excessive speeding on our roadways by cars and golf carts, and failure of these vehicles to stop at community STOP signs. In an effort to improve safety within Frenchman’s Creek, by reducing the number of speeders and STOP sign violators, the Traffic Hawk Enforcement System has been acquired. The Traffic Hawk is an unmanned, self-contained video recording and radar device that takes a video of any vehicle exceeding the community’s speed limit. It also has the ability to record those vehicles and/or golf carts that fail to slow and/or stop at STOP signs. The Traffic Hawk is a mobile device that will be moved to different streets within the community to monitor speeding and STOP sign violations. It will be moved regularly and utilized at all times of the morning, afternoon and evening. Owners of vehicles exceeding posted speed limits will be cited and sent a violation notice. Frenchman’s Creek does not have sidewalks, so it is vitally important that our roadways be safe and vehicle traffic along the roadways controlled.
