“WHY REPLACE WITH A SMALLER, LACKLUSTER LAYOUT WHEN YOU CAN HAVE SO MUCH FOR MUCH LESS COST?”

• The expanded back-of-the-house operation will accommodate a larger and more efficient laundry facility to handle both the clubhouse the Beach Club needs. The much used and necessary Engineering and Carpentry Workshop will remain in its current location. • Expansive HVAC System plan includes the replacement of the air handlers and ducts in all of the Member spaces and in all of the kitchens except for the Sports Bar Kitchen (which had been redone not that long ago). There are also additional contingency dollars in the budget to replace air handlers and ducts in the POA and the Back of the House if needed. Simply said the upgraded system supplies fresh air into the building to reduce or eliminate recirculated air and decrease humidity and moisture. • The Renovated Clubhouse will be built to all Florida standards for energy efficiency requirements.

• All required utility and safety upgrades will be installed throughout the building. • Use of advanced glass technology for the windows being replaced will substantially reduce the costs associated with heating and cooling (i.e.,reduced condensation, lower HVAC demand) as well as providing more comfortable atmosphere and increased light. • Electric efficiency and communication technology will be installed to state of the art. • Two new elevators and a redesigned elevator to address any ongoing issues and concerns. • Building materials, floor plans, electrical and plumbing systems will be installed with focus on energy efficiencies, thus reducing operation expense over the long term.
