REPORT OF THE NEW CLUBHOUSE COMMITTEE
We could not be more excited as we put in place all the final necessary pieces to complete the new and beautiful clubhouse our community is looking forward to enjoying. The building will be the result of an enormous effort by a committee of dedicated residents, management, a team of skilled professionals and the creative efforts of our architects. The process has included a careful review of each detail of the building to ensure that the construction drawings are complete, thorough and accurate. This has enabled us to have confidence in the bidding process undertaken by our carefully selected general contractor, the quality of the subcontractors that will be responsible for the implementation of the major components of the building and the beauty and efficiency of the building. We have now received all required permits and approvals from Palm Beach Gardens, the local fire department, and utilities. This will allow us to move forward in accordance with our schedule without any approval delays. We are all aware of the impact of continued inflation and supply chain issues in building materials, labor, insurance, and other pieces of the project. These issues are particularly acute in South Florida and have had a significant effect on the price of the project. But we are confident that our team, including our professionals, management, and the Construction Committee, will maintain a careful focus on costs. The oversight and monitoring of the process from this point to completion is a responsibility which we have addressed and are taking very seriously. The entire team will be involved, including our owner’s representative, the Construction Committee, management, and an auditing firm requested by our lender. This will involve tracking progress and compliance with a preestablished timetable, attendance at scheduled construction meetings (as necessary), monitoring that will ensure payment only for verified status of completion, review and approval of change orders and regular and frequent progress reporting to the board and to the community. Everyone that has participated in the project is extremely proud of the building and the site plan that has been designed, and we are confident that the residents of Frenchman’s will share our feelings as the construction proceeds and will enjoy this beautiful new centerpiece of our community at the completion of the project, which is targeted for the summer of 2025.

LETTER FROM MILES TUCKER
Dear Members, When you look at the renderings of the new spaces included in this booklet, I know you will be as excited as I am to begin enjoying your new clubhouse, and to share it with your family and friends. It will be a truly beautiful building inside and out, and we will now have the facilities we need to provide you with the world class service that you rightly expect as a member of Frenchman’s Creek. The visible design elements are virtually unchanged from what was presented in the booklet produced for the original vote on the project in November 2021, including the iconic rear-facing 19th Hole on the lower level, a beautiful Sports Bar sitting just above it and offering panoramic views of the golf course, and a spectacular Grille Room placed on the east side of the upper level. And when you join us for a true fine dining experience in the Grille Room, you’ll want to begin and end your evening in the Lounge Bar, an intimate venue where members and their guests can enjoy aperitifs before dinner, and coffee and petits fours afterward. In this way, the Grille Room Lounge will offer an elegant “bookend” for what promises to be one of the greatest dining experiences in our region. Then there is the stunning Ballroom which provides for the hosting of a wide variety of club and private member events that will quickly be the talk of the town! The banquet spaces are served by a beautiful pre-function area and dedicated kitchen, ensuring that every element of a successful event, including a spectacular arrival, exceptional food and drink, premium integrated audio-visual systems, an amazing event space, and World-Class service, can be expected in the new Clubhouse. But a look just below the surface reveals significant enhancements in operational capability, efficiency, and flexibility that are sure to drive service levels at the Club to new heights. In the months since my arrival here I have been focused on a detailed review of how all aspects of the new design would support our goal of providing the highest levels of service possible. Through this painstaking process we were able to identify a number of opportunities to significantly enhance service levels, and accordingly a number of modifications were made to the overall design for the new clubhouse: • In In order to provide flexibility for events, the Ballroom can be divided in multiple ways so that the space can be used as a whole for large events, or configured as two rooms of different sizes to accommodate simultaneous smaller events, and we are also leaving room in the ceiling to add an additional room divider in case the mix of events we experience after opening requires this.

• This “future-proofing” of the spaces we are building can also be seen in the 19th Hole kitchen, where space has been left to add a pastry kitchen and chocolate room at a later date. • The Ballroom now has its own full kitchen, ensuring that the quality and freshness of the food served at banquets will consistently be of the highest standard. We have also added a second hot line to the shared kitchen for the Grille Room and Sports Bar, once again to ensure optimal service levels at these two venues which together are expected to play a foundational role in the member dining experience for decades to come. Beyond food & beverage, the new clubhouse will offer an enhanced retail experience at the new golf and tennis shops, a youth lounge, card rooms, locker rooms and lounges, and an art studio. There will truly be no shortage of amenities to enjoy, and along with the food and beverage offerings outlined above, I’m confident that the impact the new clubhouse on the overall Frenchman’s Creek member experience will be nothing short of transformational. MAIN LOBBY/RECEPTION Entering the beautiful interior of the new foyer, one is greeted by sophisticated, yet relaxed seating arrangements surrounded by exquisite architectural details. With a dramatic concierge desk to the right and a two-story cupola with sculptural lighting, this space makes an impactful first impression. BALLROOM PRE-FUNCTION LOUNGE Past the concierge desk through a decorative glass entry to the right of the main foyer is an exciting gathering space for member enjoyment prior to functions in the ballroom. With intimate seating arrangements and an illuminated bar, this space will lend itself to a variety of events from card parties to celebrations and more. BALLROOM/MAIN DINING ROOM This state-of-the-art venue has sweeping views of the golf course. It will feature a large two story clerestory cupola providing natural light by day and an intimate glow in the evening. A dedicated ballroom kitchen will provide consistent delivery of cuisine to members and their guests. This flexible space can be easily divided into two parts with the ease of a switch that controls the dramatic Skyfold feature. GRILLE ROOM LOUNGE Just to the left upon entering the main lobby is a warm and intimate lounge. Meet for cocktails before dining in the Grille Room or retire to the lounge after dining. GRILLE ROOM This beautiful dining venue features three separate spaces: an intimate dining room, a private function room for up to 40, and a covered outdoor dining terrace with east views under a two-story cupola. SPORTS BAR This upscale covered patio venue will have fabulous views and be a prime spot to dine with friends and family or watch sporting events on large TVs. It is expected that the Sports Bar will be the hub of Frenchman’s Creek. 19TH HOLE CAFÉ A casual stylish café with an extensive salad bar, a hot buffet, and a grab-and-go window with a focus on healthy fare and classic favorites. Meet your friends for breakfast or a smoothie; enjoy a casual lunch inside or outdoors on the covered patio. RESTROOMS Larger, well located, and significantly upgraded restroom facilities have been designed for members, and expanded restroom capacity is provided for staff as well. WOMEN’S CARD ROOMS A bright and airy attended card room on the lower level has access to the Women’s Lounge and Locker Room. The upper-level card room has expansive views and covered outdoor seating and is adjacent to the Ballroom Pre-function Lounge, which lends itself to gathering before and after cards.

MEN’S CARD ROOMS This stylish 80-seat two-room card space has direct access to the 19th Hole Café and the Men’s Lounge and Locker Room, and is ideal for cards, TV, and socializing. GOLF SHOP The new Golf Shop will have a wide opening to the first-floor gallery, inviting members and guests into an appealing retail space. Outside the Golf Shop is a large, covered area with seating and ample space for tournament boards. TENNIS SHOP The bright and airy Tennis Shop will offer a wide selection of the latest racquet equipment and gear. It is conveniently located near the 19th Hole Café, has outdoor tables and soft seating for gathering before or after games, and is just steps away from the courts. POA AND ADMINISTRATIVE OFFICES The POA, Executive, Administrative, and Marketing Offices, as well as POA Services, will be easily accessible to members on the first floor near the covered Golf Tournament Patio. CREEK KIDS This versatile space will offer great amenities for kids of all ages. MEETING ROOMS In addition to the three dedicated conference rooms on the first floor, meetings will be able to be held in the northern portion of the Ballroom on the second floor. All the meeting areas will be equipped with updated AV capabilities. ART STUDIO A new art studio with large windows looking onto the courtyard will be in the Annex portion of the New Clubhouse. This space will include ample areas for artists and their artwork and supplies, utility sinks and its own bathroom. CART BARN The Annex will house the Club’s fleet of golf carts (over 50), a golf bag storage area, a cart/club repair area, a cart washing area and a restroom. RACQUET COURTS The project includes building 10 new Tennis Courts and then 10 new Pickleball (with a large gathering area between the courts). There are three additional tennis courts that will either be refurbished Tennis Courts or converted into Tikky Ball Courts based on the needs of FCC’s racquet sports community. A to-be-determined number of the courts will be equipped with lighting for night games.
