TEMPORARY FACILITY PLAN

Over the past several months, several alternatives were evaluated to determine how best to provide our members with the highest level of service while the New Clubhouse or Substantial Renovation is under construction. This selected alternative shows a general framework and a conservative budget while giving the Frenchman’s Creek Management Team the flexibility to improve upon it as we get closer to construction.

1. The Fitness Center will be the focal point of club activities. It is a hurricane-rated structure and will serve as the Membership dining and card playing areas, as well as provide space for other activities. Of course, the Beach Club will also be available with expanded hours; 2. An approximately 6,000 sq. ft. completely air- conditioned tent will serve as the fitness center and will also accommodate physical therapy, with a covered walkway connecting it directly to the Fitness Center; 3. Office and restroom facilities will be provided for staff in rented pods or trailers; 4. Marketing and Accounting will occupy the Bank Building; 5. Trailers will be utilized to accommodate the POA, Golf Pro Shop, Golf Shop Storage, staff lockers, break room, etc.;

6. The laundry and maintenance/workshop will be temporarily located in the golf maintenance center, which has ample available space to accommodate both. Maintenance already has a large presence in this area. If the Membership votes on a New Clubhouse, Management will work with the staff and the architect to finalize which Back of the House departments will be located in the Clubhouse and which will remain in the golf maintenace area. There is ample space in both locations to optimize the work creatively. 7. A large-scale food trailer will be utilized to prepare food for both dining-in at the Fitness Center, and home delivery; 8. The estimated Temporary Facilities use periods will be20-24months for theNewClubhouseProject and 16-20months for theSubstantial Renovation Project.
