The purpose of the Technology Committee is to investigate promising new technologies, which may be beneficial to the Community. During the year, the Committee reviewed the current security alarm systems that were installed in our homes twenty plus years ago. What the Committee discovered was that nearly half the home alarms were not being utilized due to system components that were in disrepair or no longer being used by the resident. These twenty year old systems are nearly obsolete and proper service and replacement parts will become more difficult to obtain. Since our home alarm system is the first line of defense in the Community’s overall security program and life safety protections, the Committee felt that something needed to be done. The Committee undertook a study of the current technology used in modern home alarm systems today. Two qualified alarm system companies provided the Committee with proposals for installing state-of-the-art alarm and life safety systems in every home. Beta systems were installed in twelve homes in the Community and have been very well received

over the past year. These state-of-the-art alarm systems provide touch screen keypads which are very user friendly, will monitor intrusions, fire and most importantly carbon monoxide intrusion (a situation which has occurred three times in the past year in resident’s homes). These system will also allow residents to arm and disarm their homes remotely using a smartphone or tablet, video monitor the home, turn lights on and off and lock and unlock doors all remotely. The monthly bulk fee the Community will pay to a provider will include installation of new key pad panels, upgrading and/or repair of active devices in each home, installation of a carbon monoxide detector and cover the cost of all labor and parts for the life of the contract. A presentation was made to the Board at an open meeting attended by many residents. The Board agreed that the alarm system in all homes needed to be replaced and directed man- agement to initiate an agreement with Hotwire Insura, LLC., for the bulk replacement of alarm systems in all homes in the community.
