SCOPE OF LANDSCAPE SERVICES ( Provided to Patio, Villa and Town Homes)
The POA maintains the landscape around all Patio, Villa, and Town Homes, including:
Plant detailing and trimming;
•
• Plant replacement and plant bed cleaning;
Lawn mowing;
•
Irrigation maintenance;
•
• Fertilizing lawns and plant material;
• Lawn and plant weeding and pest control;
• Humane animal trapping and removal;
• Painting the house trim every 3 - years and whole house painting every 6 - years (including roof cleaning) (see notes on page 5 & 6) ; • Maintenance and repair of mailbox and post light; • Pressure cleaning of driveway and front walkway and house gutter cleaning, once per year; • Maintenance and repair of side fences and gates. Fences running along the back of the house yard is the responsibility of the home- owner; and • Maintenance does NOT include swimming pools, pool patios, paver or rock paths on the side(s) of houses.

CONTRACTED LANDSCAPING SERVICES AND GUIDELINES
The POA contracts home landscape services to an outside landscape company. The contract provides for the following stipulated services: 1. Trimming and detailing of houses is performed once a month. 2. Trimming and detailing of houses is limited in time to 90 minutes. Homes requiring detailing services greater than 90 minutes will be com- pleted in the next monthly rotation or the home- owner can contract with the landscaper provider or a third party provider for additional services at an agreed upon price. 3. Mowing of lawns is performed 45 times per year, once a week from March 1 to October 31 and every other week from November 1 to February 28.
4. Only 3 - gallon plant material is used for plant replacement and planted on 3 - foot centers.
5. Plant material is replaced when, in the opinion of the POA, plants are dead, dying or have reached their natural maturity.
6. Replacement plant material may only be chosen from a pallet of approved plant material.

7. Harwood tree branches hanging lower than 8 - feet are trimmed at each detail rotation. 8. Palm tree fronds hanging lower that 20 - feet are trimmed at each detail rotation. 9. All other tree pruning is contracted by the POA, once per year, with a professional and licensed tree service. 10. Diseased and dying trees are removed by the POA. A healthy tree may be removed at the re- quest and expense of the homeowner. THE POA WILL NOT BE RESPONSIBLE FOR REPLACING ANY TREE REMOVED. 11. Plants added to a homeowner ’ s landscape by a third party must be approved by the POA and planted in a location covered by irrigation. The homeowner will be responsible for the expense to add additional irrigation coverage. 12. The POA does not plant flowers around homes. All flowers are the responsibility of the homeowner. The homeowner will be responsible for the expense to add additional irrigation coverage when flowers are planted in areas where irrigation is not provided.

• During Water Restrictions: Landscaping around homes will be watered 3 - days per week for 15 - minutes. The irrigation system will shut down automatically when it is raining. Courtyard homes and Atriums: Landscape crews must have free and ready access to the courtyard through the front entry. The POA will not take responsibility for any specimen trees or plants within the courtyard or atrium. The POA and the contracted landscape maintenance provider will not be held responsible for any accidental damage to personal property located in the court- yard or atrium. • The homeowner is responsible to ensure adequate water drainage within the atrium to prevent water flow into the house from the irrigation system. • HOMEOWNERS WITH ATRIUMS ARE STRONGLY URGED TO CAP (REMOVE) ALL IRRIGATION HEADS WITHIN THE ATRIUM TO PREVENT POSSIBLE FLOODING INTO THE HOUSE. •

Painting of Homes:
•
Included in your POA Fees: The POA fees include an allowance for the trim and whole house painting of standard: Patio A, B, C Villa A, B, C Townhome A, B, C Additional charges may be assessed to the homeowner at the completion of the paint- ing job if: 1. The model of the house is a Barbados, courtyard or lakefront home; 2. A non - standard A, B, or C patio, villa or townhome in which changes or addi- tions have been made, either when first built or subsequently; or 3. There are any extenuating circumstanc- es where additional painting or prepa- ration is required. Notification Prior to the start of the house painting, the POA will send a letter to the homeowner indicating the date range when the house will be painted, the additional cost to be charged, the reason for the additional cost, and listing items on the house that will need to be repaired prior to the start of the painting.

Painting of Homes (con ’ t) :
•
• Prior to the start of each scheduled painting, the ar- eas to be painted are pressure cleaned. This in- cludes the roof and the exterior windows.
• The windows are cleaned upon completion of the painting.
• The POA cleans roofs only when a scheduled paint- ing is due. The homeowner is responsible for roof cleaning at all other times.

HOMEOWNER RESPONSIBILITY (ALL EXTRA AND CUSTOMIZED LANDSCAPING SERVICES)
A resident requesting landscape services above and beyond the services and guidelines identified in this brochure may contract, at their expense, such added and customized services with the POA's landscape provider or a third - party provid- er.
The following are examples of extra and custom- ized services not provided by the POA:
• Trimming and detailing of the house for exces- sive time exceeding the contracted norm of 90 - minutes. • Trimming of specimen trees, plants, and vines, requiring specialized skill and hand pruning. • Additional mowing of yards more than once per week. • Requests for plant material exceeding 3 gallons in size and a greater number of plant material conducive to the area being planted. • Extra or out - of - rotation trimming and detailing.

• Changes or additions to the irrigation system to accommodate new plantings, flowers, or potted plants. • Removal and replacement of plant material, that in the opinion of the POA, does not need to be replaced. • Trimming of bougainvillea and any wall mount- ed or trellis specialized vines and plants.
• Removal of healthy trees and palms.
• Trimming of trees and palms more than once per year.
