New Clubhouse Planning Ad Hoc Committee Message from the
dear Members, Our Committee continues to work diligently to finalize the plan for a New Club- house. Below we comment on and update several important areas of our work to date for members to review: Member Survey We acknowledge and appreciate that there has been a lack of committee communication during the last 3 weeks, a period of time during which the member survey was conducted and results compiled. This was based upon the advice of our professionals and done to avoid our influencing the results in any way. You all have now received the statistical survey results and GGA’s analysis of those results. Of significance to the membership and to this committee, on the question regarding the new clubhouse site preference, the results were clear. If the membership chooses to build a new clubhouse, a clear majority of the community desires that it be built on the existing location. Importantly, we distributed the statistical analysis section of the survey as soon as we received it and did not wait for the compilation of the separate member comments. GGA has now completed a summary of the comments given by individuals including the number of times the same comments were made. The results are based on factual information with no conjecture as to results. This comment summary, compiled by GGA, is attached for member review along with the full survey summary exactly as previously sent out with the DRAFT watermark removed.

Communication The Committee and its associated professional team are now out from under the survey blackout period and into the important final 45 days of work to create, coordinate and assemble the various components of this project into a final product for presentation to the community in April. Throughout this period, as we gain greater insight into various areas of our work, our intent is to pass this information on to the members for their current consumption. Indeed, from this point forward and up to the vote in April we will be actively and consistently communicating to the membership on a variety of subject matters involving the new clubhouse. We will be taking you through the work and thought processes we are going through and distributing the information as we gather it. Stay tuned for at least a weekly communication from our committee, using a variety of medias, as we work towards educating the community on the work we are doing and helping members become more comfortable with the new clubhouse proposal so that our members will be confident consumers leading up to the new clubhouse presentation and ultimately, of course, the vote. Finally, we want to answer any questions you may have in connection with the New Clubhouse development. Financing This past week’s meetings with Bank of America, Wells Fargo and BB&T went exceptionally well. All three banks are eager to provide financing plans to Frenchman’s for a new clubhouse. With the recent sharp decline in interest rates we expect to receive very attractive financing proposals which should translate into affordable monthly payments for members. We expect proposals from all three banks early next week, which our committee will then immediately evaluate. We found the financing questions in the survey to be very helpful as it showed the importance to members of maintaining a monthly payment of $350, if at all possible. Clubhouse Layout Meetings were held with Brian Idle, Steve Johnston, our owner’s rep, our general contractor, the club’s executive team and the committee on the site plan and interior layout of the new clubhouse. Many variations and alternatives are being discussed as we want to make sure that the essential elements which our members are accustomed to will be continued and be improved in the new clubhouse. We continue to be focused on cost efficiencies in the construction of

the clubhouse and its future operations. The new clubhouse will solve many of the problems created by multiple expansions of the current building including adding wonderful views from all of our dining facilities, reduced hallways to improve accessibility and view corridors, and dramatically improved outdoor living spaces. Temporary Facility One of our paramount concerns is ensuring that member services will continue with minimal inconvenience during construction. We are evaluating several options and coordinating these options with the club’s executive team and the professionals. One creative solution being studied is using the fitness center for member services (dining, cards, etc.). This could provide access and use of an existing building for year round residents during hurricane season and minimize the need for a temporary facility to provide all services e.g. the gym equipment and workout areas. Competitive Analysis We have been touring clubs in our immediate area that have done significant work. We are meeting with their GMs and members to understand what design and functions have been a success and what elements could be improved. It is our goal to benefit from their collective knowledge and once again have a premier clubhouse and community. Also, we are studying homes sales and values in competitive communities to understand how we measure up against our competition. As we proceed with developing final plans, our committee will make sure that the community is continually informed of these and many other efforts and we will share these details as we get them. We would ask respectively for all members to vote YES on Question 3 of the ballot authorizing the final funds needed to present to the membership a completed new clubhouse proposal in April, which will then be followed by a membership vote.
